I, Peter Macarthur Hay, Managing Director of Hay Property Group of 354 Reserve Road, Cheltenham am a Fellow of the Australian Property Institute (Valuer and Land Economist) and have an Associate Diploma of Valuations (RMIT), Certificate in Business Majoring in Real Estate, am a Fully Licensed Real Estate Agent and a Member of the Real Estate Institute of Victoria. I am also an Accredited Sworn Valuer in Victoria for the Real Estate Institute of Victoria and an Associate of the Australian Valuers Institute.

Prior to forming Hay Property Group in 1996 I was a Director of Brendan Rice Pty Ltd. Valuers for 10 years and previously worked with Mr. Brendan Rice for 6 years. I qualified as a valuer in 1982 and during the past 35 years I have gained extensive experience in valuing all types of properties including commercial, industrial, rural, residential, businesses and specialist type properties throughout the Metropolitan area of Melbourne and rural Victoria; including suburban and country hotels and motels, caravan parks, multi-unit developments and feasibility analysis of medium density sites suited for redevelopment. I also have experience in assessing business losses and have been called upon as an expert witness in numerous matters.

I complete valuations for mortgage purposes, litigation, rental determinations, insurance, pre-purchase and sale advice. I have completed many specialised rural valuations ranging from large size grazing properties, dairies, orchards, cool stores and cropping properties through to horse studs, equestrian centres and hobby farms, compensation and government acquisitions. Between 1980 and 1988 I completed a substantial number of rural valuations for the Princes Freeway Duplication between Berwick and Traralgon, where I was retained by Vic Roads to assess the compensation payable for a varied number of rural properties. I also completed the duplication of the South Gippsland Highway form Cranbourne to Lang Lang valuing over 60 rural properties on behalf of Vic Roads.

In the Western District, I completed over 200 powerline easement acquisitions for the State Electricity Commission of Victoria between Portland and the South Australian Border. I have recently completed over 60 rural valuations in Bendigo, 19 at Stanhope and Kyabram, 52 in Cobden, 18 at Camperdown, 9 at Telangatuk, all for Powercor Victoria for power transmission line easements. Recently I have valued 7 pipeline easements against Goulburn Valley Water in the Broadford locality and a large rural subdivision successfully against Melbourne Water for the north-south pipeline, as well as a number of pipeline easements for the Victorian Government’s major north-south pipeline and the Victorian Government’s desalination pipeline in Gippsland. I also completed a large number of valuations for the City Link tunnel project in Melbourne. I am completing over 40 pipeline easement valuations in Harcourt and Greater Bendigo. I have recently completed pipeline easement valuations also in Drouin, Traralgon, Glenmaggie, Willowgrove, Sale, Maffra and interstate N.S.W.

I have completed numerous rural and orchard properties in Shepparton and the Goulburn Valley and in Kerang and Swan Hill. I have valued numerous dairy and cattle grazing properties in the Yarra Valley and Gippsland particularly from Cranbourne, Warragul, Drouin, Korumburra, Lang Lang, Koo Wee Rup, Neerim South, Jindivick and Labertouche. I have valued sheep/wool grazing properties for Property Trusts throughout the Western District, High Country cattle grazing properties from Cobungra to Omeo and Swifts Creek in East Gippsland. I have valued numerous vineyards in the Yarra Valley, Mornington Peninsula and the Strathbogie Ranges. I have valued Horse Studs and Agistment properties in Seymour, Berwick, Beaconsfield and throughout the Mornington Peninsula. The sizes of these rural properties has ranged from 10 acres to well over 10,000 acres over the last 30 years.

I have been valuing and providing property consulting advice in respect to the major Alpine regions of Victoria for over 30 years (including Dinner Plain, Mount Hotham, Falls Creek, Mount Buller, Mount Baw Baw and Mount Buffalo). My company has had an Alpine office at Dinner Plain since 2000. I have valued or inspected nearly every property at Dinner Plain together with substantial numbers of properties at all other resorts. Types of properties include vacant land, land and multi unit subdivisions, apartment complexes, commercial lodges, individual houses, club lodges, units, shareholders interests, portfolio reviews and Alpine rural properties on both freehold and leasehold basis. I was also involved with the sale of part of the Sub Alpine Township of Bogong Village.

I have previously been an External Studies Teacher and part-time lecturer in valuations at the Frankston College of TAFE and Dandenong, Outer Eastern and Northern Metropolitan Colleges of TAFE, together with over 8 TAFE Colleges throughout country Victoria; I have been appointed to VETASSESS as an exam unit moderator and examiner. This is in the areas of Property Valuations and Methods of Appraisal.

I am interviewed by the Age, Herald Sun, B.R.W., The Financial Review, Money and the Australian Property Investor on a broad range of valuation and property risk management issues, have provided guest speaking services to various banks on current property values and market trends, the Victorian College of Pharmacy night lecture series on buying or leasing your own business premises, St George Bank, National Bank (Homeside) on current property valuation issues from a mortgage lenders perspective. I have appeared on radio and television providing commentary and advice on various Real Estate Topics.
